Initial
Owner ManagementWe will work with you to understand your expectations and determine market rental based on our extensive knowledge. We will also advise on owner responsibilities such as utilities and insurance.Property Management
We will complete an initial assessment to document the state of the property. If necessary we will make suggestions as to how to enhance the property to improve rental income and also to minimise potential maintenance issues.Tenancy Management
We will advertise the property through various sources. These include websites, newspapers, and relocation agents as well as dedicated letting agents to ensure access to the greatest possible number of potential tenants. We do not charge a letting fee therefore increasing the attractiveness of the property.
Letting
Owner ManagementWe will keep you informed of progress and make recommendations according to market conditions. Details on lease agreement, length of term and tenants are supplied.Property Management
An initial inspection is carried out prior to commencement of the tenancy. Specific details on the overall condition of the property are recorded with supporting photographs. A comprehensive written report is produced, which is verified by the tenant, forming the base for all future property inspections.Tenancy Management
We will show the property to potential tenants and make an early assessment as to their quality. If suitable we will complete a rigorous background check, including credit and detailed reference checks. We will sign a lease agreement, explaining all clauses in detail to tenants. A bond is collected and lodged with the Ministry of Housing Bond Centre.
Ongoing
Owner ManagementRents are transferred to owners on a monthly basis along with a financial statement. Owner access to key information is also available from our web site. We can provide payment of recurring accounts, such as council rates, insurance, etc on behalf of clients.Property Management
Properties are inspected on a regular basis during each tenancy to ensure that they are being well cared for. We will also ensure that your investment is maintained and will arrange essential repairs as a matter of course. Suggestions on improvements or upgrading are advised and overseen if necessary.Tenancy Management
Rents are collected from the tenants and deposited into a dedicated bank account. Any late payments are followed up immediately to ensure compliance with The Residential Tenancies Act. If tenants are found lacking in the care of a property appropriate and immediate action is taken.
